Peter L. Zachary is the President of Peter L. Zachary & Associates, Inc., a real estate appraisal and consulting firm. He is a Member of the Appraisal Institute and holds the MAI designation. He established the firm over twenty years ago and, as its head, has contributed to its success through his broad experience in commercial, industrial and residential property valuations and analysis. The firm also has a residential division, which appraises one to four family houses, cooperatives and condominiums.
The appraisal firm�s area of coverage specializes in the five boroughs of New York City - Manhattan, Brooklyn, Queens, Staten Island and the Bronx.. Over the years thousands of properties have been appraised for lending institutions, property owners, attorneys and municipal courts, including a huge variety of income producing and multifamily properties.
The residential division is approved with several leading residential institutions like Washington Mutual, Maspeth Federal Savings Bank, Cross County Savings Bank, Flatbush Federal Savings Bank, Woori America Bank and Nara Bank. Residential orders also take the form of estate and matrimonial work resulting from established relationships with various attorneys and municipal courts. At the same time, many commercially oriented orders eminate from institutions such as New York Community Bank, Astoria Federal Savings & Loan, LibertyPointe Bank, Metropolitan National Bank, Park Avenue Bank, Sterling Bank, Maspeth Federal Savings Bank and City & Suburban Federal Savings, to name but a few.
Prior to the establishment of his appraisal company, Peter Zachary was active in real estate in several capacities. He is an owner of commercial property in New York, which are leased to Starbucks and McDonald�s Corporation and was a mortgage broker who arranged millions of dollars of financing for commercial properties, including but not limited to, apartment complexes, office buildings and shopping centers. In addition, he was associated with major institutions as a real estate investment analyst and real estate appraiser.
Mr. Zachary earned his Bachelor of Science degree from New York University at the age of 22. After receiving his MBA degree, also from New York University, he was associated for a short time with the Rockefeller Center office of Merrill Lynch Pierce Fenner & Smith as a stockbroker.
After his college years, he continued his career pursuit in the real estate business by becoming a real estate appraiser with the NEW YORK LIFE INSURANCE COMPANY in their San Francisco Branch office. There his experience was broadened by involvement in commercial mortgage transactions totaling over $200 million. He gained further experience via a promotion to the Home Office of New York Life as an Equity Analyst. This gave him experience in the field of real estate equity analysis and acquisitions. It was during this time, that Mr. Zachary authored the Tax Chapter of New York Life's Real Estate Equity Manual. This project provided an in-depth knowledge of the tax ramifications associated with real estate ownership. At the same time he was involved in the analysis, acquisition and closing of over $100 million of commercial real estate.
Afterwards, Mr. Zachary served as a Project Manager in the real estate appraisal division of the Real Estate & Mortgage Loan Department of MANUFACTURERS HANOVER TRUST (now JP Morgan Chase Manhattan Bank), where he supervised and trained a staff of appraisers to write appraisals on major real estate projects throughout the metropolitan area. Appraisals on such prestigious projects as Manufacturers' home office at 270 Park Avenue, as well as numerous other major office buildings on Fifth Avenue, West 57th Street, Broadway, and Park Avenue South earned him the reputation of being considered a specialist on major income producing properties.
His association with LANDAUER ASSOCIATES as an Assistant Vice President, together with the achievement of the MAI designation, culminated in Mr. Zachary's founding of Peter L. Zachary & Associates, Inc. However, while at Landauer Associates, Mr. Zachary not only performed multiple appraisal and consultation services on several major real estate projects for some of America's leading public corporations, such as CBS, Inc. and Mobil Oil Corp., but also for some of America's leading real estate owners and developers, such as Prudential Insurance Company, Equitable Assurance Society of the United States, New York Land Company, Inc. and F.D. Rich Company, Inc. In total, Mr. Zachary appraised properties valued at over $2 billion, while at Landauer Associates.
Finally, adding to his endeavors in the field of real estate appraising and consultation, Mr. Zachary was an instructor at New York University's Real Estate Institute from 1982 to 1988. He taught real estate appraisal courses in the Institute's Diploma Program and also taught courses at Kingsborough Community College and Long Island University. He is recognized as a published expert in the Appraisal Journal and the Appraisal Review Journal.
Mr. Zachary is a member of the Real Estate Board of New York, the Brooklyn Chamber of Commerce, a licensed real estate broker in the State of New York, and a Member of the Appraisal Institute (MAI). He is currently also licensed as a New York State Certified General Appraiser.
